The Best Way to Deal with a Dead Roof

bad roof.jpgDo you live in fear of the next rainstorm? Neither fear or wishful thinking are helpful when you’re dealing with a dead roof. Unfortunately, ignoring the problem won’t make it go away. In fact, your roof may appear just fine to the untrained eye. Yet with each rainstorm more and more water seepage can work their way into your roof, destroying its insulation, damaging the roof structure and injuring your home’s foundational structure and/or interior. If repetitive roof repairs have left you wondering what the original roof even looked like, it may be time to face facts. At a certain point, trying to eke out “just one more year” from a dead roof usually ends up costing more, as it puts other aspects of your home in danger as well. But what is the best way to deal with a dead roof?

Get honest with yourself about your roof. Crunch a few numbers. Write down the cost of a new roof, then divide that number by expected roof life - typically between 15 and 25 years, depending upon the roofing material. Next, write down the annual costs of roof repairs, and add that number to the annual cost of interior leak-related repairs, as well as the replacement costs of damaged possessions. The result may be surprising.
